RESUME
Rider Hunt and Levett & Bailey are two major practices of quantity surveyors in the Pacific Rim. The practices have presence in Bangkok, China, Kuala Lumpur, Kota Kinabalu, Singapore and major cities in the Middle East, United Kingdom, Australia, New Zealand and USA.

The practices form a global alliances with Gardiner and Theobald in 1997 and the three practices together provide a strong international network to service clients throughout the world.

The office in Thailand was set up in 1989 and provides full range of quantity surveying and construction cost consultancy services.

The practice has been responsible for compiling labour and material construction cost indices, which are first of these kinds in Thailand.

The practice has involved in a number of varied projects including Windsor Hotel, World Trade Centre, Thana City, Ritz Carlton Hotel, BMA light rail system, SV City, Sukhumvit City Tower, All Seasons Place, etc.

The client list includes both local and foreign investors such as Tanayong Group, City Realty, Bangkok Land, China Resources, Tomen Group, Sahaviriya, Omni Group, Charoen Pokaphan, Orange Group etc.

THE SERVICES PROVIDED BY THE PRACTICE :
  Traditional QS services
   
  1. Preparing preliminary estimates to enable a realistic budget to be established.
  2. Preparing progressive cost estimates as the design develops.
  3. Comparing major cost differences between alternative schemes. Providing general cost advice to assist the design team in identifying the economically optimum planning solution.
  4. Value engineering and cost studies of alternative design solutions, structural forms, materials.
  5. Advising on tender procedures and selection of contractors for tendering.
  6. Advising on arrangement of contract packages and drafting of contract conditions.
  7. Assisting in advance procurement of major materials.
  8. Preparing tender documents.
  9. Examining, analyzing and reporting on tenders returned.
  10. Assisting in negotiation with contractors.
  11. Preparing formal contract documents.
  12. Valuing the work in progress on site and recommending amounts of interim payments on account to contractors.
  13. Preparing progressive budgetary statements.
  14. Measuring and valuing variations to the contract and agreeing the amounts of extras and credits with contractors
  15. Advising the design team on the approximate cost effect of variations under consideration when requested.
  16. Preparing and presenting the Final Account which is a detailed statement of the final cost of the contract.

  1. Review the best and alternative uses for the land.
  2. Review and comment on the overall planning and layout.
  3. Prepare construction cost estimates for various options under planning.
  4. Comments on the feasibility study with particular regards to construction cost aspects of the study.
  5. Arrange for preparation of the master development planning
    Completed buildings
     
  1. Initial survey by visual inspections.
  2. Assess extent of rehabilitation works and associated estimated costs.
  3. Detailed building audit of the properties.
  4. Prepare detailed list of rehabilitation works and associated estimated costs.
  5. Review feasibility of conversion works and associated estimated costs.
    Half completed buildings
     
  1. Review completion status and quality of works installed.
  2. Review and price the list of snagging works required.
  3. Review possible change of use with associated estimated cost.
  4. Review existing specification and scope of provisions and recommend upgrading of provision.
  5. Review documents to ascertain potential claims from existing contractors.
  6. Assess time and cost to complete the project.
     


Multi disciplinary inputs would be required and the practice will play the role of co-ordination among various participating consultants.
